DP World Dominican Republic Completes First Phase of Warehouse 8 at Caucedo Economic Zone

•4 min read

DP World Dominican Republic has completed the first phase of construction on a new warehouse at its Economic Zone in Caucedo, the company announced Nov. 3, 2026. The facility, known as Warehouse 8, is being developed in phases and will provide approximately 613,500 square feet (57,000 square meters) of warehousing and distribution space once fully completed.

The warehouse is located adjacent to the Port of Caucedo in the Dominican Republic. DP World said the building is designed to support logistics providers, manufacturers, distributors and companies seeking to establish or expand operations in the Caribbean and the Americas.

Warehouse 8 Development Details

Once completed, Warehouse 8 will support warehousing, inventory management, distribution, value-added logistics and regional supply chain operations. DP World said the facility's flexible design will allow customers to scale operations based on business needs.

The development is expected to support approximately 300 to 500 jobs as customer occupancy and operations expand, according to the company.

Manuel Martinez, CEO of DP World Dominican Republic, said: “The completion of this first phase marks another milestone in our continued investment in Caucedo and the Dominican Republic's growing role in regional trade. As we advance construction of this new facility, we are expanding the infrastructure needed to help businesses establish regional distribution networks, strengthen supply chains and connect with international markets.”

Integrated Port and Customs Environment at Caucedo

The DP World Economic Zone integrates port infrastructure, warehousing, distribution and value-added logistics services within a single logistics ecosystem. The zone shares a customs perimeter with the Port of Caucedo and offers 24/7 customs availability, which DP World said enables cargo movement between facilities and simplifies cargo handling, inventory management and distribution.

Jorge Diaz, Vice President of Economic Zones at DP World Dominican Republic, said: “Expanding warehouse capacity will help us meet growing demand for flexible, efficient logistics solutions across the Caribbean and the Americas. What sets DP World Economic Zones apart is the ability to connect warehousing, distribution and port operations within a single customs-controlled environment. This integration helps our customers simplify their supply chains, move goods more efficiently and scale their operations as their businesses grow.”

DP World also markets the Caucedo zone as offering customs-duty and VAT exemptions for goods used in warehousing, manufacturing or assembly, along with foreign-currency access, profit repatriation and trade-agreement-related certificate-of-origin benefits. The location combines a deepwater container terminal, adjacent logistics facilities and access to national highways, nearby airports and multimodal routes serving the Caribbean, the United States, Central America, South America and Europe.

Broader Caucedo Port and Free Trade Zone Expansion

Warehouse 8 is one element of a wider expansion at Caucedo. DP World is progressing plans to expand the Port of Caucedo and the adjacent Free Trade Zone with new roads, utilities, commercial facilities and pre-built storage units. The company has separately described a US$380 million commitment to expand the Caucedo Free Trade Zone.

The broader initiative is designed to increase the port's annual container handling capacity from 2.5 million to approximately 3.1 million TEUs and make 225 hectares of additional land available for development. DP World estimates the combined expansion could attract US$3.9 billion in foreign direct investment and support US$4 billion in new manufacturing output, creating opportunities for businesses seeking to diversify production and distribution networks closer to North American markets.

DP World has operated in the Dominican Republic for more than 25 years and has invested over US$700 million in the development and modernization of the Port of Caucedo since 2003.

Dominican Republic Industrial Market Context

The project arrives in a market with limited modern industrial supply. JLL reports that the Santo Domingo area has approximately 3.5 million square meters of industrial inventory, including 2.2 million square meters of logistics space and 1.3 million square meters of manufacturing space. Only 13% of that inventory is classified as Class A.

Direct industrial-sector employment in the Dominican Republic rose 67% since 2020, reaching nearly 200,000 jobs by the end of 2025. Infrastructure improvements, including the Santo Domingo Ring Road and the Caucedo Port expansion, are supporting demand for newer logistics and manufacturing facilities.

DP World Corporate Context

DP World reported 2025 revenue of US$24.4 billion, up 22% year over year, and adjusted EBITDA of US$6.4 billion, up 18%, with a 26.3% margin. Gross throughput reached 93.4 million TEUs, up 5.8%, and network utilization across its Ports & Terminals portfolio exceeded 85%.

In the Americas, DP World operates with more than 16,000 employees across 12 countries, a network of 14 ports and terminals and more than 40 warehouses. Globally, the company operates across six continents with over 125,000 employees.

Outlook for Caucedo Logistics Capacity

With the first phase complete, Warehouse 8 will add logistics capacity adjacent to the Port of Caucedo as construction continues. The facility's combination of port adjacency, a shared customs perimeter and free-trade-zone incentives is aimed at occupiers such as manufacturers, third-party logistics providers and regional distributors. DP World said the warehouse advances its investment in Caucedo as a regional trade and logistics hub serving markets across the Americas and Europe.
