Robinsons Land Corporation Breaks Ground on 51,400-Square-Meter Bridgetowne One Office Tower in Quezon City
QUEZON CITY, Philippines — Robinsons Land Corporation has broken ground on Bridgetowne One, a 29-story office tower that will add 51,400 square meters of gross leasable area (GLA) to the Bridgetowne Destination Estate in Quezon City, the company announced. The development is scheduled for completion in 2028.
Robinsons Offices, the office development and leasing arm of Robinsons Land, is leading the project. The tower is located along John Gokongwei, Jr. Boulevard at the corner of West Drive, near C-5 and Ortigas Avenue. The 51,400 square meters of GLA is equivalent to approximately 553,261 square feet.
Bridgetowne One Expands Robinsons Land Corporation's Estate Footprint
Robinsons Offices already operates seven developments in Bridgetowne with more than 295,000 square meters of GLA. With Bridgetowne One, the company's footprint in the estate will reach approximately 347,000 square meters, the firm said.
The company's nationwide office portfolio spans 35 buildings across 13 highly urbanized cities, with more than 900,000 square meters of GLA. Robinsons Land said that by 2030, its 50th anniversary year, GLA across the Quezon City–Mandaluyong–Pasig corridor will approach 1 million square meters with the addition of Bridgetowne One and other office developments.
"Bridgetowne One is not simply another office building. It is an investment in the future of this estate and in the people and organizations that will help shape it," said Mybelle V. Aragon-GoBio, President and CEO of Robinsons Land.
Jericho P. Go, Senior Vice President and Business Unit General Manager of Robinsons Offices, said: "Breaking ground means more than the start of construction. It is a statement of confidence in Bridgetowne, in the Philippine office market, and in the businesses that will choose to grow here in the years ahead."
Building Program, Design and Sustainability Targets
The tower will include 20 office floors, one ground floor, one basement parking level, eight podium parking floors, a garden deck and a service deck, said JP Balboa, deputy general manager of Robinsons Offices. Balboa said tenants and visitors will enter through a lobby with seating areas offering views of The Victor, Bridgetowne's landmark, and that a penthouse-level space with landscaped seating will overlook Bridgetowne and the surrounding cityscape.
The building's architecture draws on The Victor, with a silhouette that reinterprets a trophy's cup, handles, plate and pedestal. Architectural fins on the facade are intended to evoke laurel leaves.
Bridgetowne One is targeting LEED Gold certification. Qualified locators within Bridgetowne IT Park may also avail themselves of incentives from the Philippine Economic Zone Authority (PEZA).
Within the estate, employees and visitors will have access to retail, dining, residential, hospitality and lifestyle amenities. The location also offers access to labor pools across Quezon City, Pasig, Marikina, Rizal and Mandaluyong, according to the company.
Leasing Activity and Company Performance
The groundbreaking follows recent leasing activity at Robinsons Offices. In the second and third quarters of 2026, the unit signed a lease for four floors totaling 9,800 square meters with KMC Solutions at GBF Center 1. The company also said it led office transaction volumes among developers and recorded the country's largest office transaction through The Jewel, a development rising in Mandaluyong City.
Robinsons Land reported that its office portfolio occupancy improved to 87% in the second quarter of 2026 from 86% in the first quarter. First-half office revenue rose 6% to ₱4.37 billion, and office EBITDA increased 5% to ₱3.42 billion. At the consolidated level, second-quarter revenue was ₱13.1 billion, up 9% year over year, and net income was ₱4.6 billion, up 15%. For the first half, revenue reached ₱25.4 billion, up 10%, while net income rose 12% to ₱9.0 billion.
Metro Manila Office Market Context
The project is advancing as Metro Manila's office market shows uneven conditions. Overall vacancy reached approximately 19.2% in the third quarter of 2026, up from 18.9% in the second quarter, while net take-up was negative 23,900 square meters after positive take-up of 144,700 square meters in the prior quarter. CBRE projected vacancy could reach 20.1% by year-end as new completions enter the market and demand remains sluggish.
Average office rents, however, rose 0.5% quarter over quarter to ₱861.10 per square meter per month, the third consecutive quarterly increase, according to Savills. Vacancy varies by submarket: Greater Ortigas, the area most relevant to Bridgetowne, recorded approximately 10.3%, compared with 7.7% in Bonifacio Global City and 35.3% in the Bay Area.
Bridgetowne One will compete with existing and planned office space across the Ortigas–Pasig–Quezon City corridor, where landlords are differentiating through newer buildings, mixed-use environments, sustainability credentials and access to large labor pools. Delivery in 2028 will place the tower in a market where preleasing performance will be a key variable given elevated citywide vacancy.
Outlook
Robinsons Land said the expansion increases its capacity to serve multinational corporations, IT-BPM firms and other occupiers seeking office space in strategic locations. Bridgetowne One is the company's eighth office development in the estate.
