EQT Real Estate Closes Europe Logistics Value Fund V at €3.1B Hard Cap, Largest Pan-European Sector-Specific Real Estate Fund Ever Raised

EQT Real Estate announced April 28 the final close of its EQT Real Estate Europe Logistics Value Fund V at its hard cap of €3.1 billion in total commitments, including €3.0 billion in fee-generating assets under management. The firm said the fund is the largest pan-European, sector-specific closed-ended real estate fund ever raised, surpassing its €2.5 billion fundraising target and representing a 42% increase over its predecessor fund.
Fund Size and Investor Base
The predecessor fund closed at €2.2 billion in July 2021. Fund V drew commitments from a diversified, global group of institutional investors, including pension funds, sovereign wealth funds, asset managers, and insurance companies. Investors were based across the Americas, Asia Pacific, the Middle East, and Europe, according to the firm's announcement.

Logistics Real Estate Strategy Across Europe
The fund continues EQT Real Estate's strategy of acquiring and developing modern logistics assets across Europe, targeting key consumption centers and distribution corridors. According to the firm, the fund invests across the full spectrum of logistics real estate, from big box and mid box warehouses to last-mile facilities.
EQT Real Estate said it manages more than 550 logistics buildings totaling approximately 110 million square feet throughout Europe, supported by an integrated team of more than 140 professionals across 23 European cities. The firm also cited a global network of over 1,900 tenant relationships as a key operational advantage for sourcing, leasing, and managing properties across the investment lifecycle.

Market Drivers
The firm attributed the fundraise's success to investor confidence in the strategy's execution model and performance, as well as what it described as favorable structural dynamics in European logistics. EQT Real Estate cited e-commerce growth, increased government and infrastructure spending, and supply chain modernization as demand drivers for logistics real estate across the continent.
On the supply side, the firm noted that new logistics development remains constrained due to planning restrictions, land scarcity, power connectivity challenges, and elevated financing costs — conditions it said create opportunities for value creation through active asset management and real estate development.
EQT Real Estate Platform Scale
As of March 31, 2026, EQT — the parent organization — reported €269 billion in total assets under management, with €142 billion in fee-generating assets under management, divided between its Private Capital and Real Assets segments. Within the Real Assets segment, EQT Real Estate manages approximately $59 billion in gross asset value, owns and operates over 2,000 properties totaling 450 million square feet, and employs more than 400 professionals across 50 global locations.
