FYEO Signs 2,000-Square-Meter Medical Office Lease at Hoge Erasmus Offices in Rotterdam

Eye laser and eye care organization FYEO has signed a lease for approximately 2,000 square meters at Hoge Erasmus Offices on Willemsplein in Rotterdam, marking the medical provider's third surgical location in the Netherlands. The transaction, announced Sept. 16, 2026, adds a patient-facing eye clinic to a mixed-use waterfront tower that has been steadily repositioned as a healthcare and professional services destination.

FYEO will occupy the ground and first floors of the building and has secured 37 parking spaces as part of the agreement. My Project advised FYEO on the transaction. Colliers represented QB Management, the asset manager and landlord acting on behalf of building owner QUAN Investors/Harbert's HEREF-V, in collegial cooperation with De Mik Real Estate Partners.

Property and Location

Hoge Erasmus Offices is situated at Willemsplein 489–572 in Rotterdam's central waterfront district, at the foot of the Erasmusbrug with direct views over the Maas. The mixed-use complex, developed between 1995 and 2001 by Klunder Architecten, combines residential, office, food and beverage, and cultural uses in a single scheme. The high-rise component encompasses approximately 15,050 square meters of gross floor area, with offices occupying the ground through fourth floors and 69 apartments above. A lower-rise component adds approximately 11,700 square meters, with offices on the ground, fifth, and sixth floors and a parking garage integrated into the structure.

The building's central location offers strong road and public transport connections, a factor that Colliers cited as relevant to FYEO's patient-facing operation. The Willemsplein address places the clinic within easy reach of densely populated residential neighborhoods and other care providers in the Rotterdam urban core.

Healthcare Cluster Takes Shape at Hoge Erasmus

FYEO joins an existing roster of medical and professional tenants at Hoge Erasmus Offices. The building already houses a dental practice and several specialized clinics, and prior leasing activity has included GGN Mastering Credit, which took 1,715 square meters plus 25 parking spaces on the ground and first floors. A subsequent transaction brought Sanitas to the building, with that deal encompassing 986 square meters and newly refurbished office space, including a 465-square-meter ground-floor suite with its own entrance—reflecting ongoing investment in the building's office inventory.

The accumulation of healthcare tenants points to a repositioning strategy by QB Management and QUAN Investors/Harbert's HEREF-V to curate a healthcare-anchored occupier mix within the complex's office component. FYEO's lease reinforces that direction, adding a surgical eye care center to a building that already functions as a multi-tenant health and professional services hub.

FYEO's Expansion Strategy

FYEO specializes in eye laser procedures and eye care, with a stated focus on technology and individualized patient guidance. The Rotterdam clinic will be the organization's third operating location, consistent with its stated ambition to make high-quality eye care available across multiple sites in the Netherlands. Ground and first-floor space in a centrally located, mixed-use building with integrated parking aligns with the operational requirements of an outpatient surgical provider dependent on patient accessibility.
