Magnus Development Partners Breaks Ground on 226,800-SF Gateway 2 at 803 Park in Columbia
Magnus Development Partners has broken ground on Gateway 2, a 226,800-square-foot Class A industrial building at 803 Park in West Columbia, S.C., marking the fourth development at the multimodal industrial campus adjacent to Columbia Metropolitan Airport (CAE).
The building is slated to deliver in Q2 2027 and is designed to serve distribution, manufacturing and logistics users. Colliers brokers Chuck Salley, Thomas Beard and John Peebles are handling leasing and marketing for the park.
Gateway 2 Building Specs and Design
Gateway 2 will feature 18 dock doors, 50-foot by 54-foot bay spacing and an ESFR fire protection system. The design is intended to provide flexibility for a wide range of industrial occupiers, from regional distribution operations to light manufacturing tenants.

803 Park is a joint effort between Columbia Metropolitan Airport and Magnus Development Partners and is registered as a Foreign-Trade Zone magnet site, allowing companies to store, assemble or process imported goods with duty deferral and potential tax savings. The park sits within one mile of I-26 and offers access to I-77, I-20 and I-95, placing it within roughly two hours of the Port of Charleston.
803 Park: Track Record and Tenant Mix
Magnus Development Partners began construction at 803 Park in 2022. The campus is planned as a five-building Class A industrial park that will total nearly one million square feet upon completion. Three buildings totaling 625,440 square feet have been delivered to date and are 100% leased and occupied by six tenants across a range of business sectors.
Tenants at the park include Givens Transportation Solutions, which occupies the entire 252,720-square-foot Gateway Three building, as well as Mattress Warehouse, L&L Products, Muc-Off and US Auto Force, reflecting a mix of automotive, consumer and industrial users.
803 Park is the only industrial park in the Columbia market that combines signalized highway access, direct adjacency to CAE, proximity to the UPS regional air hub and CSX rail service, according to the announcement.

Chuck Salley, Managing Director of Industrial Services in Colliers' Columbia office, said market conditions support the timing of the new groundbreaking.
