Griffin Capital announced March 16 the acquisition and construction commencement of University Parkway, a 345-unit multifamily development site in suburban Atlanta, Georgia.

Project Overview: University Parkway Multifamily Development

University Parkway is planned as a three- and four-story, garden-style multifamily community in Gwinnett County, approximately 10 minutes from Downtown Lawrenceville, the county seat. The development will offer direct access to Interstate 85, Atlanta's primary employment corridor, and is situated near the Rowen development, a 2,000-acre master-planned initiative focused on agricultural investment, healthcare, and science.

The community is designed to emphasize modern living spaces and high-end resident amenities, with a focus on efficiency and long-term asset performance, according to the firm. Construction began in March 2026, with completion expected in 2028.

Griffin Capital's Investment Rationale

Paul De Martini, Chief Investment Officer at Griffin Capital Company, cited the submarket's supply and demand dynamics as central to the firm's decision to pursue the development.

The University Parkway development advances Griffin Capital's stated strategy of building institutional-quality multifamily assets in high-demand growth corridors. The firm's investment team is exclusively focused on the rental housing segment, with strategies targeting multifamily, build-to-rent, and student housing investments.

As of the announcement, Griffin Capital's rental housing portfolio includes 41 institutional-quality communities comprising more than 13,667 multifamily units and 693 student housing beds, representing a total project value exceeding $4.4 billion.
