Griffin Capital Closes $37M Multifamily DST for The Oaks at Riverbend in Gonzales, Louisiana

Griffin Capital has fully subscribed the Griffin Capital (Heritage – Gonzales, LA) DST after raising more than $37 million in equity, the firm announced March 9, 2026. The trust owns The Oaks at Riverbend, a 299-unit multifamily community located at 609 St. Francis Parkway in Gonzales, Louisiana, within the Ascension Parish submarket of the Baton Rouge metropolitan area.

Multifamily DST Details and Deal Structure

The Oaks at Riverbend is a recently developed multifamily community. The property offers residents proximity to major employers and walkability to retail and dining options in the area.

"The Oaks at Riverbend reflects our commitment to identify high-quality assets in markets characterized by strong economic conditions, favorable demographics, and enduring rental housing fundamentals. These characteristics are identified to align with the investment objectives of principal preservation and consistent income," said Paul De Martini, Chief Investment Officer at Griffin Capital.

Andy Marrone, National Sales Director at Griffin Capital, attributed strong investor demand to the offering's fundamentals. "We were very pleased with the investor receptivity to this offering, which we believe was driven by the attractive basis, strong fundamentals, and compelling market dynamics associated with the property," Marrone said.

Griffin Capital Announces Additional Real Estate Acquisitions

Alongside the DST closing, Griffin Capital announced two additional real estate acquisitions now available to investors seeking 1031 exchange opportunities. The firm acquired a build-to-rent community consisting of 138 single-family rental homes in Jenks, Oklahoma for $37,250,000. The firm also completed a multifamily acquisition of a 407-unit Class A property in Kansas City, Missouri for $113,500,000. Both transactions expand Griffin Capital's rental housing portfolio, which the firm said is exclusively focused on multifamily, build-to-rent, and student housing investments.

Griffin Capital was founded in 1995 and has owned, managed, sponsored, or co-sponsored approximately $24.5 billion in assets across a range of real estate sectors and investment vehicle structures, according to the firm. Its rental housing portfolio currently includes 41 communities comprising more than 13,667 rental housing units and 693 student housing beds, representing a total project value exceeding $4.4 billion as of September 30, 2025. The firm's senior executives and employees have co-invested more than $300 million across its investment platforms.
