Harrison Street, Fifteenfortyseven Reach Full Occupancy at Orangeburg Data Center, Plan Further Expansion Near Manhattan

Harrison Street and fifteenfortyseven Critical Systems Realty have reached full occupancy at their colocation data center in Orangeburg, New York, the firms announced April 28, completing the third phase of a five-year, demand-driven buildout at the facility located approximately 18 miles north of Manhattan.

The Orangeburg data center now supports approximately 18 megawatts of critical IT load and is operating at near-full utilization across 232,000 square feet of densified space. The joint venture has delivered roughly 14 megawatts of incremental capacity since acquiring the facility in 2021, when it supported just 3.7 megawatts.

Expansion Pipeline Targets Growing New York Metro Demand

Despite reaching full occupancy, development activity at the site is ongoing. A 12-megawatt utility feed is currently under development, and the site holds pre-approval for an additional 230,000-square-foot building supported by a planned on-site 60-megawatt substation.

The Greater New York data center market is among the largest in the United States, according to the announcement. Demand is supported by dense network connectivity via multiple terrestrial fiber routes linking major U.S. markets, as well as subsea cable landings along the coasts of Long Island and New Jersey that enable direct international connectivity, particularly with Europe.

Tenant demand at Orangeburg is driven primarily by financial services firms, including bulge-bracket banks, high-frequency trading platforms, and hedge funds that require ultra-low-latency connectivity to Manhattan, the firms said.
