Istrochem Reality and Penta Real Estate Open Public Consultation on Bratislava's Largest Brownfield

•3 min read

Istrochem Reality and Penta Real Estate have launched a public consultation on the future of the former Istrochem industrial site in Bratislava, Slovakia, the companies announced Oct. 27, 2026. The process, part of the Nové Nové Mesto initiative, includes an online questionnaire, guided site tours and in-person information stands.

The site covers approximately 1.6 million square meters (about 17.2 million square feet) and is the largest brownfield in Bratislava. Its gradual transformation is intended to create a fully functioning urban neighborhood with housing, employment opportunities, services, public spaces and greenery, connected to the surrounding city.

Istrochem Consultation Structure and Schedule

The consultation is organized by Istrochem Reality and Penta Real Estate in expert cooperation with the Bratislava Metropolitan Institute (MIB), which will process and evaluate the feedback received. The launch follows the May announcement of the cooperation between Istrochem Reality and Penta Real Estate on the expert preparation of the site's transformation.

The main avenue for participation is an online questionnaire at www.novenovemesto.sk, open from Oct. 26 to Nov. 15, 2026. Anyone who lives or works in Bratislava, or has an interest in the city's future, may take part. Questions cover public spaces, services, transport, greenery and leisure activities, as well as expectations and concerns about the site's transformation. Residents of neighboring areas will be asked additional questions about everyday life and local needs.

Other consultation events include:

  • Guided tours: Free, approximately one-hour tours on Saturday, Nov. 7, 2026, covering Istrochem's history, current condition, wider urban context and the planned transformation process. Tours run in small groups, and advance registration through the initiative's website is required due to limited capacity.
  • Information stands at Polus Bratislava: Nov. 5 and 6.
  • Information stands at Nová tržnica (New Market Hall): Nov. 12 and 13. Visitors can learn about the process, discuss the site's future and complete the questionnaire on the spot, with no registration required.

Penta Real Estate's Planning Role

Penta Real Estate's role is to establish the urban design and planning framework for the site's transformation, covering public spaces, the layout of residential areas and community amenities. The company draws on its experience redeveloping large urban areas, with a focus on integrating the future neighborhood into the surrounding city. Early public involvement is intended to identify residents' needs, priorities and concerns before a specific urban design proposal is developed.

The Bratislava Metropolitan Institute's Department of Participation and Urban Studies is responsible for the methodology, facilitates selected activities and independently processes and evaluates the feedback. The questionnaire will be followed by focus groups to explore key topics in greater depth. Expert consultations are also under way with representatives of the city, the local municipality, relevant institutions and specialists.

International Urban Design Competition

Results of the consultation will serve as one of the expert inputs for the brief of an open, two-stage international urban design competition. The competition will seek a comprehensive concept for the future neighborhood, including spatial structure, land use, public spaces, transport and landscape solutions, and connections to the wider city.

The City of Bratislava and the Bratislava-Nové Mesto municipal district are expert partners of the competition and will act as guarantors of the public interest. The winning proposal will subsequently be developed into an urban study to support further planning processes. The consultation results will be published on the initiative's website and presented alongside the launch of the competition, with an explanation of how the main findings were incorporated into the brief.

About the Former Istrochem Site

The former Istrochem industrial complex, also known as Závod mieru, Dimitrovka or Dynamitka, occupies a large area around Račianska, Nobelova, Odborárska, Vajnorská, Turbínová and Elektrárenská streets in Bratislava's Nové Mesto district. It is a former chemical and industrial manufacturing site now being treated as a brownfield requiring phased transformation. Istrochem Reality is the site's owner and has been associated in published reporting with the Czech SynBiol group.

Penta Real Estate's broader description of the cooperation references addressing contamination as part of the transformation process.

Market Context

The process marks a predevelopment milestone rather than a construction launch. Bratislava's office market shows occupier demand increasingly driven by renewals: gross office take-up reached 52,900 square meters in the second quarter of 2026, with 53% of activity coming from renegotiations, according to Cushman & Wakefield. Any future employment component at the Istrochem site would operate within that leasing environment.

Developments to watch include the eventual competition brief, the housing, office, retail and civic uses it contemplates, remediation scope, transport and infrastructure commitments, and the timing of zoning and environmental approvals.
