MURRAY, Utah — Jadian IOS has acquired a 5.78-acre industrial outdoor storage property at 4225 S. 500 W. in Murray, Utah from Woodland Barn LLC, with Colliers announcing the transaction on Sept. 3, 2026. The deal was structured as a simultaneous sale and lease, with QXO secured as the incoming tenant before the acquisition closed, delivering immediate occupancy to the new owner.

Colliers Executive Vice President Rusty Bollow, Senior Vice President Bobby Stevens, and Associate Ethan Wallace represented both the buyer and seller, negotiating the lease agreement while the property remained under contract.

Deal Structure and Property Details

The property includes an approximately 28,000-square-foot industrial facility situated on 5.78 acres with prominent frontage along a major transportation corridor in the heart of the Salt Lake Valley. The site comprises a main building with roughly 12,040 square feet of warehouse space, 5,400 square feet of office, 5,560 square feet of showroom, 10 grade-level doors, and three drive-through bays, along with approximately 1,000 square feet of mezzanine. A detached shop on the property adds approximately 4,500 square feet of warehouse and 500 square feet of office space.

The infill location and freeway frontage drew significant interest from both investors and occupiers, according to Colliers. Assets combining industrial improvements with outdoor storage capacity remain limited in infill locations where new development opportunities are increasingly scarce, the firm noted.

Colliers' second-quarter 2026 market research placed direct vacancy in Salt Lake County at 4.79%, with leasing activity described as strong and rental rates stable. Broader market data for the Salt Lake City area showed vacancy ranging from approximately 5.0% to 7.2% depending on methodology, with net absorption of roughly 530,000 square feet in the second quarter of 2026 and approximately 2.3 million square feet year-to-date. Asking rents in the market were running near $0.87 per square foot on a triple-net basis.

Industrial outdoor storage properties in infill locations have drawn sustained investor interest across the Salt Lake Valley as limited land availability constrains new supply. The combination of warehouse improvements and outdoor storage capacity on a single site is particularly valued in core logistics submarkets where the format remains undersupplied.
