Landmark Properties, Silverpeak and Peninsula Investments Group Complete 397-Bed Student Housing Community Near Colorado State University
Landmark Properties, in partnership with Silverpeak and Peninsula Investments Group, has completed The Mark Fort Collins, a 397-bed off-campus student housing community at 255 Johnson Drive in Fort Collins, Colorado. The property sits 0.37 miles from Colorado State University and began welcoming its first residents on August 1, 2026.
The delivery marks a notable execution story: Landmark Properties and its joint venture partners took over a stalled project from a previous developer, restarted construction, and carried the asset through to completion. The six-story building was designed by Mode 3 Architecture, with Landmark Construction — the construction arm of Landmark Properties — serving as general contractor.
Project Details and Amenities
The Mark Fort Collins contains 193 units in a mix of studio through four-bedroom layouts, totaling 397 beds. Apartments are fully furnished and wired for high-speed internet and cable, and include in-unit laundry, large closets, and hardwood-style floors in living areas. Bedrooms feature en-suite bathrooms, while kitchens include stainless steel appliances, quartz countertops, and ample cabinet space.
The property offers approximately 39,000 square feet of amenity space. Outdoor amenities include a heated pool and sun shelf, a sky deck and lounge, three courtyards, a gaming lawn, multiple firepits with seating areas, a hammock grove, and outdoor grilling spots. Indoor amenities include a fitness center, coffee bar, sports simulator, private study and coworking rooms, and a wellness center. Residents also have access to a private shuttle to and from campus.
The property's location provides walkable access to dining, retail, and entertainment on South College Avenue, the Spring Creek bus station, and nearby attractions including The Gardens on Spring Creek and Spring Park.
Stalled-Project Turnaround Highlights Vertical Integration
"The Mark Fort Collins demonstrates the unique capabilities of Landmark's vertically integrated platform, including the strength of our development and construction teams," said Jason Doornbos, Chief Development Officer of Landmark Properties. "Landmark and our joint venture partners took over a stalled project from a previous developer, restarted construction, and delivered a high-quality asset — welcoming our first residents starting on August 1st."
The project's completion underscores the operational advantage Landmark Properties cites in having development and construction capabilities under one roof. With Landmark Construction acting as general contractor, the firm was positioned to manage schedule, cost, and delivery risk directly — factors that can be especially consequential when restarting a previously halted development.
Landmark's Growing Colorado Footprint
The Mark Fort Collins is Landmark Properties' second student housing project in Fort Collins. The firm delivered The Standard at Fort Collins, a 777-bed community, in fall 2020. In Colorado, Landmark Properties also owns and operates Saga Boulder and is scheduled to deliver The Standard at Boulder in 2027.
Headquartered in Athens, Georgia, with offices in Atlanta, New York, and London, Landmark Properties reports more than $15 billion in assets under management, a portfolio of over 115 residential communities, and approximately 76,000 beds under management across the United States. The firm's active development pipeline includes more than 50 student and multifamily projects under construction or near-term start, with an estimated value of over $10 billion.
About the Joint Venture Partners
Silverpeak Real Estate Partners is a U.S.-focused real estate investment firm that has acquired more than 300 investments totaling over $24 billion in gross asset value since its founding in 2010. The firm invests across property types and geographies through funds, joint ventures, and separate accounts, including development opportunities alongside operating partners.
Peninsula Investments Group, headquartered in Miami, Florida, is a private equity real estate firm focused on student housing and residential projects in the United States, as well as residential developments in Latin America and the United Kingdom. The firm has invested in more than 41,000 beds across more than 14,000 units in 22 U.S. states and the United Kingdom.
Student housing development near major universities is typically driven by enrollment trends, on-campus bed availability, and pre-leasing demand. The timing of The Mark Fort Collins' delivery — with first residents arriving August 1 — positions the property to capture leasing demand ahead of the fall academic term at Colorado State University.
