Magnus Development Partners Breaks Ground on 57,750-SF Midway Flex Center in Columbia, SC

Magnus Development Partners has broken ground on Midway Flex Center, a 57,750-square-foot Class A industrial building in Lexington County Industrial Park near the intersection of I-77 and I-26 in the Columbia, South Carolina market. The project is expected to deliver in early March 2027 and represents the final speculative buildout within the more than 2-million-square-foot established park.

Project Specifications and Design

Midway Flex Center is designed to accommodate one or two tenants, with available space starting at 24,750 square feet. The building's specifications include four dock-high doors, 52'6" x 50' column spacing with a 60' speed bay, 28-foot clear heights, and ESFR fire protection.

The development is positioned as the newest construction project within Lexington County Industrial Park, where Magnus Development Partners has previously developed eight buildings for tenants including Domino's, Kardex Remstar, Lowe's, Home Depot, and Scholastic Book Fairs, among others.

"With Class A industrial vacancy below 2% and even more limited modern options in this size range, Midway Flex addresses a gap in the market," said Caroline Fawcett of Magnus Development Partners. "With a deep local labor pool and premier location, Magnus is excited to deliver Midway Flex and complete the buildout of Lexington County Industrial Park."

Market Context: Undersupply in the Mid-Size Segment

The project targets a segment of the Columbia industrial market that Colliers identifies as particularly constrained. Class A industrial vacancy in the market sits below 2%, with modern options in the 25,000-to-50,000-square-foot range in especially short supply.

"The 25,000 to 50,000-square-foot industrial needs are the most underserved space requirements in the market," said Chuck Salley, Managing Director of Industrial Services in Colliers' Columbia office. "This project will help serve the growing demand for quality product in this size range."

Location and Logistics Infrastructure

Lexington County Industrial Park is approximately one mile from the I-77/I-26 interchange and roughly five miles from Columbia Metropolitan Airport, which is home to a UPS regional air hub, a UPS ground hub, FedEx Freight operations, and a Norfolk Southern transload rail terminal. The park is also within approximately two hours of the Port of Charleston.
