GLASGOW, May 21, 2026McLaren Property has secured planning approval from Glasgow City Council to redevelop 285 Bath Street, a commercial property in Glasgow city centre, into a 208-bed purpose-built student accommodation (PBSA) development.

The 13-storey development, designed by Scottish architecture studio Manson's, will replace what McLaren Property describes as an outdated commercial building with high-quality student housing in a location within walking distance of several of Glasgow's major universities, including the University of Glasgow, Glasgow School of Art, Glasgow Caledonian University, the Royal Conservatoire of Scotland, and Strathclyde University.

Scheme Details and Sustainability Targets

The approved scheme at 285 Bath Street will target BREEAM Excellent and EPC A ratings. The building's amenity programme includes a small coffee shop on the ground floor alongside games rooms, lounge spaces, a private dining room, study lounges with study pods, and social media rooms. The lower ground level will house a gym, karaoke room, and cinema room, while the first floor will feature a yoga and relaxation room, a wellness lounge, and an external terrace. Upper floors will offer a garden room and lounge with city views from an adjacent external terrace.

McLaren Property has stated it is working with partners to secure delivery in time for the start of the 2029 academic year. No financing structure, development cost, or forward-funding arrangement has been disclosed at this stage.

Glasgow's Student Housing Market

David Atherton, Divisional Managing Director at McLaren Property, cited Glasgow's scale as a key driver of the investment decision.

"Glasgow is one of the UK's most compelling student markets and home to several high-performing universities, and with the fourth largest student population in the UK, including a strong international cohort," Atherton said in a statement accompanying the announcement.

McLaren Property's Broader Strategy

The Glasgow approval is consistent with McLaren Property's stated strategy of targeting prime university cities with high student demand. The firm has described its approach as delivering "the highest quality student homes, in prime locations" in support of top-ranking university cities across the UK.

The Bath Street scheme follows a planning approval in Bournemouth, where McLaren Property received approval for a 170-bed student accommodation scheme, and the firm has also been active at Upper Brook Street in Manchester. No further details about the status or specifics of those schemes are disclosed in the source material.

Office-to-PBSA Conversion

The Bath Street development involves the replacement of an existing outdated commercial building with purpose-built student accommodation. McLaren Property said it is in the process of engaging partners to support delivery ahead of the 2029 academic year.
