MCR Property Group Acquires Njoy Student Living, Adding 800 Beds in Manchester and Leeds to Flow Student Platform

MCR Property Group has acquired Njoy Student Living and its underlying student accommodation assets in Manchester and Leeds, adding approximately 800 beds and apartments to its Flow Student platform and pushing the portfolio beyond 8,000 beds, the firm announced Sept. 22.
The transaction encompasses the Njoy operating business and its real estate holdings across two of the United Kingdom's major university cities. MCR said it expects Flow Student to surpass 10,000 beds in the near term, with 15,000 beds identified as the next major scale objective.
Portfolio Scope and Property Assets
The acquired portfolio spans seven properties in Manchester and one in Leeds, all situated in locations close to major universities, teaching hospitals and established student districts.
In Leeds, the transaction includes Carr Mills, a 301-bed purpose-built student accommodation scheme located on Buslingthorpe Lane in Meanwood. Njoy had acquired Carr Mills in 2018 for £11.65 million, a figure that equated to approximately £38,900 per bed at the time.
The Manchester portfolio comprises Langdale Hall, located on Upper Park Road in Victoria Park; Langdale Courtyard; Carfax Court Flats; Naburn & Welby Street; Hathersage Road; and Q3 Apartments on Hyde Grove. MCR did not publish a property-by-property bed count for the Manchester assets.
Several of the properties were previously owned by MCR, making the acquisition what the firm described as a full-circle transaction. MCR said it already has familiarity with many of the assets and their surrounding markets.
Refurbishment and Development Plans
MCR said it intends to invest substantially in the acquired estate through multi-million-pound refurbishment and capital expenditure programmes. Carr Mills and selected Manchester assets will see upgrades covering bedrooms, communal and amenity areas, building infrastructure and the broader resident experience.
Beyond refurbishment, MCR said it has identified potential to create additional student rooms and apartments across parts of the estate, subject to planning and development approvals. The firm characterized this development potential as a meaningful component of its investment case alongside the existing income-producing portfolio.
Nick Lake, Fund Director at MCR Property Group, said the rationale for the acquisition was clear. "We know these assets, we know these cities and we know where we can add value. There is also a full-circle element. MCR previously owned a number of the properties and we are now bringing them back into the Group as part of a much larger and more ambitious student platform."
Lake added: "This acquisition gives us around 800 existing beds and apartments in strong locations close to major universities and hospitals, but there is also significant further potential within the estate. We see opportunities to create additional rooms and apartments as we invest in and reposition individual assets. We are not interested in simply accumulating beds. We want density, operating scale and good real estate in cities where we have conviction."
Strategic Rationale: Combining Operating Business With Capital Platform
MCR described the strategic logic as acquiring established businesses and assets in high-conviction university markets, investing in the underlying real estate and integrating them into a common operating platform. Njoy contributes local operating capability, market knowledge and an established resident proposition, while Flow Student provides capital, asset management, technology, marketing and national operating infrastructure.
Manchester is MCR's home city, and Leeds forms part of the firm's broader Yorkshire investment strategy. MCR said both cities combine deep student demand with strong wider fundamentals and continue to attract institutional investment, regeneration, employment and population growth.
The acquisition extends Flow Student's geographic footprint into two additional major university markets and reinforces MCR's stated approach of building concentrated scale within individual cities, supported by shared infrastructure across investment, development, refurbishment, marketing, technology and operations.
Part of an Accelerated 2026 PBSA Buying Programme
The Njoy transaction is the latest in a series of purpose-built student accommodation acquisitions MCR has completed in 2026. In June, the firm acquired Foundry Court and Trinity Student Village in Preston, adding 862 beds to Flow Student. That was followed by the acquisition of Archways, Leadmill Point and Westhill Hall in Sheffield, adding 1,163 beds and taking MCR's Sheffield presence to nearly 2,000 beds across six locations.
The Njoy acquisition adds Manchester and Leeds to a platform that now spans multiple UK cities. MCR said further transactions are already in the pipeline.
"Flow Student is now beyond 8,000 beds," Lake said. "With further transactions progressing, we expect to move through 10,000 shortly. The next objective is 15,000."
The UK purpose-built student accommodation market outside London has seen long-term demand generally outpace supply, though the sector faces moderating factors including a growing proportion of students living at home, potential university consolidation and increased competition from build-to-rent housing. MCR's consolidation approach — combining operating businesses with owned real estate rather than acquiring beds alone — reflects a strategy aimed at achieving operating efficiencies and value-add returns across a scaled national platform.
