Patron Capital Completes £123M Acquisition of 706 UK Residential Properties from Home REIT

Patron Capital, the pan-European institutional investor focused on property-backed investments, has completed the acquisition of 706 residential properties from Home REIT for £123 million, the firm announced April 8, 2026.
Patron Capital has committed to a strategically planned capital expenditure programme to upgrade the portfolio of homes located across the United Kingdom, deploying its asset management expertise to improve housing quality across the acquired properties.

The transaction values the 706-property portfolio at approximately £174,000 per unit. Patron Capital has described the deal as a long-term investment, with the firm aiming to improve the acquired portfolio through its asset management capabilities.
No financing terms, cap rate, or individual property addresses were disclosed in connection with the transaction.
Patron Capital's Residential Strategy and Social Housing Focus
Patron Capital describes itself as a long-term investor in the residential sector with a focus on housing for communities and vulnerable populations. The firm's Women in Safe Homes Fund — established in 2020 and described as the world's first gender-lens property fund focused on providing homes for victims of domestic abuse — has acquired 122 properties and assisted more than 500 vulnerable women and children since its founding.
The firm indicated it will deploy asset management expertise to bring the newly acquired homes up to improved standards.
