Periskop Development GmbH Secures Zoning Approval for Urbane Mitte Süd Mixed-Use Development at Berlin's Gleisdreieck

Periskop Partners has obtained a legally effective zoning plan for the southern section of its Urbane Mitte am Gleisdreieck project in Berlin, marking a significant milestone in what the firm describes as a long-term transformation of a prominent inner-city site. The zoning plan, designated VI-140cab, was published in the Berlin Law and Ordinance Gazette on April 29, 2026, concluding a planning process that spanned more than a decade.
Zoning Plan Clears Path for Urbane Mitte Süd Development
The site is located between Trebbiner Street, the German Museum of Technology, the Ostpark, and Luckenwalder Street. The ratification of the zoning plan establishes the statutory planning framework for the continued development of the mixed-use quarter, known as Urbane Mitte Süd.

Berlin Senate Department Assumed State-Level Oversight in 2025
Given the citywide relevance of the Gleisdreieck project, responsibility for the planning procedure was transferred in June 2025 to the Berlin Senate Department for Urban Development, Building and Housing, which carried the process forward at the state level. The developer and the Senate Department maintained close cooperation throughout the subsequent planning stages.
The planning process involved continuous coordination across multiple professional, urbanistic, and public-interest perspectives, according to the firm. Multiple dialogue formats were used to facilitate public participation within what Periskop characterized as a structured, transparent engagement process.
Design Competition Jury Evaluation Scheduled for August 2026
With the zoning plan now legally in force, Periskop Development GmbH has indicated it is positioned to advance into the implementation phase. The next formal step will be the evaluation of submitted design proposals by a competition jury, scheduled for August 2026.
The Urbane Mitte am Gleisdreieck project is situated in an inner-city area of Berlin, adjacent to the German Museum of Technology and public green space at the Ostpark.
Project Partners and Planning Consultants
Periskop Development GmbH credited two external partners for their roles in completing the planning procedure: Büro Dr. Vogel GmbH and the law firm Hellriegel Rechtsanwälte. Architecture firm O&O Baukunst is credited with project visualizations. No financial terms, development budget, square footage, or unit count were disclosed in connection with the zoning milestone announcement.
