Radisson Hotel Group has extended its lease with Union Investment Real Estate for the Radisson Blu Hotel Manchester Airport through the end of 2035, Union Investment announced Oct. 19, 2026. The agreement includes an option for both parties to extend the term by another 10 years, through 2045.

The hotel at Manchester Airport has been part of the portfolio of UniInstitutional European Real Estate since 2004. The fund is an open-ended real estate fund managed by Union Investment for institutional investors.

Radisson Hotel Group Lease Terms

The transaction is a lease renewal and extension rather than a property sale. The existing lease between Radisson Hotel Group and Union Investment now runs to the end of 2035. A bilateral option allows either party to extend the term by a further decade to 2045.

Thorsten Purkus, Head of Asset Management Hospitality at Union Investment, said the company looks forward to continuing its long-standing partnership with Radisson Hotel Group, which he described as a financially strong operator, in Manchester.

Radisson Blu Hotel Manchester Airport: Property Details

The property has a total area of 24,712 square meters, or about 266,000 square feet, and was completed in 1998. It features 352 rooms and eight suites, for 360 keys in total.

The hotel is the only one at the airport directly linked to the airport terminals. Amenities include 170 outdoor parking spaces, 27 meeting spaces with flexible setups for up to 400 guests, and a restaurant with views of the airport.

Manchester Airport Passenger Growth and Redevelopment

Manchester is the third-largest airport in the United Kingdom, with an annual passenger volume of more than 32 million in 2025. Passenger volume is expected to rise to approximately 40 million by 2030. New long-haul routes, including services to South and East Asia, are expected to support the projected growth.

The airport is also nearing completion of a transformation program valued at 1.3 billion British pounds, which includes construction of a second terminal. Purkus said the hotel's micro-location and direct access to the passenger terminals position it to continue benefiting from the site's development.

Market Context for Airport Hospitality

Airport hotels draw on several demand segments, including overnight passengers affected by early departures or delays, airline crews, business travelers using meeting facilities, and leisure travelers beginning or ending trips. The Radisson Blu's direct terminal connection distinguishes it from airport-area hotels that require a shuttle or other ground transfer, and its meeting space adds demand sources beyond room stays.

For Union Investment Real Estate, the extension secures a long-term operator relationship at a specialized hotel asset while the airport completes its expansion program. For Radisson Hotel Group, it preserves a presence at a terminal-connected location as passenger volumes grow toward the airport's 2030 target.
