Red Rock Developments Announces Third Spec Industrial Building at Sandy Run, Colliers to Market 519,792-SF Facility

Red Rock Developments has announced the development of Spec Building 3B, a 519,792-square-foot Class A speculative industrial facility at Sandy Run Industrial Park in Calhoun County, South Carolina. The project marks the company's third speculative development within the park, with construction scheduled to begin in the third quarter of 2026. Colliers | South Carolina professionals Chuck Salley, SIOR, Thomas Beard, SIOR and John Peebles, SIOR have been retained to market the property for lease or sale.
Building Specifications and Site Details
Spec Building 3B will be developed on approximately 53.94 acres within the ±760-acre Sandy Run Industrial Park, a fully entitled master-planned industrial park with established infrastructure and utility capacity. The cross-dock facility is designed with 40-foot clear heights, 185-foot truck courts, 98 dock-high doors and four drive-in doors. Additional features include an ESFR sprinkler system, an 8-inch concrete slab, expandable automobile and trailer parking and build-to-suit office capability.
The building is positioned along Interstate 26 at the recently redesigned Exit 119, providing direct access to Interstates 20, 26, 77 and 95. The site also offers proximity to the Port of Charleston, Columbia Metropolitan Airport and the UPS Regional Air Hub. According to the announcement, the location places users within a day's drive of more than 126 million consumers.
Track Record at Sandy Run
Red Rock's two prior speculative developments at Sandy Run have each been fully absorbed. The park's first speculative building was fully leased to Smart Warehousing prior to construction completion and was subsequently acquired by LBA Logistics. The second speculative facility was sold to a global manufacturing company. The source does not disclose the buyer's identity, sale price or timing of that transaction.
Current and planned users at Sandy Run Industrial Park include Zeus, Smart Warehousing and Blanchard Machinery, which has announced plans to locate its future headquarters within the park.
Regional Industrial Market Context
The central South Carolina industrial market along the I-26 corridor has attracted significant investment in recent years. Companies including Scout Motors, Volvo Cars, BMW Manufacturing, Amazon, Nephron Pharmaceuticals and UPS have established or expanded operations in the region, supported by continued infrastructure investment and activity at the Port of Charleston.
Sandy Run Industrial Park, at approximately 760 acres, is master-planned to accommodate multiple large industrial buildings. The park's established infrastructure, utility capacity and interstate connectivity have positioned it as a location for regional distribution and advanced manufacturing operations serving the broader Southeast.
