Starwood Capital Group Closes $10.2 Billion Opportunistic Real Estate Fund SOF XIII
Starwood Capital Group has completed the final closing of its latest opportunistic real estate fund, Starwood Distressed Opportunity Fund XIII, with capital commitments exceeding $10.2 billion, the firm announced July 1. The close pushes Starwood Capital Group's total assets under management to approximately $130 billion.
The fund drew commitments from more than 300 new and existing investors across approximately 20 countries. The investor base includes pension funds, sovereign wealth funds, foundations, endowments, wealth managers, family offices and high-net-worth individuals. Starwood Capital Group and related parties committed $100 million to the fund.
Strategy and Target Assets
Starwood Distressed Opportunity Fund XIII will focus on real assets globally, with the flexibility to shift between asset classes, geographies and positions in the capital stack. The fund will primarily target transactions in the United States and Europe, with selective opportunities in Asia Pacific. Targeted asset types include residential, data centers, industrial and hospitality properties.
The fund's strategy reflects two broad themes cited by firm leadership: constrained new supply in traditional real estate sectors and accelerating demand tied to technology and manufacturing growth. Starwood Capital Group operates Starwood Digital Ventures, a platform dedicated to data center investments.

Capital Already Deployed
Starwood Capital Group has already closed or committed to 20 transactions within Starwood Distressed Opportunity Fund XIII, committing more than $3 billion of equity. The initial portfolio includes investments in housing, industrial and data center assets across the United States, Europe and Asia.

Starwood Capital Group has raised more than $95 billion of capital since its founding in 1991. The firm described the fundraising environment as "challenging," and noted the fund was supported by a geographically diverse institutional investor base across approximately 20 countries.
