Stonelake Capital Partners has closed a $1 billion opportunity fund focused on the industrial logistics sector, the Dallas-based real estate firm announced on Oct. 12, 2026.

The vehicle, Stonelake Opportunity Partners VIII, L.P., is the firm's eighth flagship opportunistic fund. It closed at its $1 billion hard cap on Sept. 30, 2026, exceeding its initial $900 million target by approximately 11.1%.

Stonelake Capital Partners Fund Size and Fundraising Metrics

Fund VIII is approximately 34% larger than its predecessor, Stonelake Opportunity Partners VII, which closed in 2023 with $746 million. Stonelake Capital Partners has raised $2.3 billion over the past five years across three opportunity funds.

The fund was approximately 20% committed at closing. About $200 million of investor equity was deployed in the 12 months before the close, leaving roughly 80% of the fund, or about $800 million, available for new investments before considering leverage or additional commitments.

Industrial Logistics Strategy Across 13 Markets

The fund is focused primarily on industrial logistics assets in 13 high-growth U.S. markets. Stonelake said it will emphasize warehouses, distribution centers and other logistics-oriented developments. The strategy aligns with the firm's broader Sun Belt focus and its existing industrial platform, which one industry summary places at roughly 37 million square feet of industrial warehouses alongside multifamily and office holdings.

To date, Fund VIII has acquired 16 logistics properties totaling 2.3 million square feet through 15 transactions across nine markets. The $200 million of equity invested across those acquisitions equates to approximately $87 of equity per square foot. That figure is not a purchase price or valuation, because it excludes property debt, seller financing and any capital expenditures.

Market Context for Opportunistic Industrial Investing

The fundraise gives Stonelake Capital Partners substantial acquisition capacity as industrial investors seek opportunities in a more selective market. Industrial pricing, financing conditions and development economics have become more sensitive to interest rates, construction costs and uneven leasing demand than during the rapid logistics expansion of the early 2020s.

The fund's focus on logistics developments and opportunistic investments points to potential exposure to lease-up, redevelopment, development capital and basis-sensitive acquisitions. With about $800 million of equity remaining, the platform can continue to pursue acquisitions across multiple Sun Belt markets while maintaining geographic diversification across its 13-market target set.

Fund VIII's growth from $746 million to $1 billion reflects continued institutional appetite for established operators with specialist industrial platforms, even as investors have become more disciplined about underwriting. Managers in the opportunistic real estate fundraising market are competing for capital by emphasizing operational expertise, local-market sourcing and the ability to acquire assets below replacement cost or reposition underperforming properties.

Outlook

With the fund closed at its hard cap and an acquisition program already under way, Stonelake Capital Partners enters the deployment phase of Fund VIII with the majority of its capital still to be invested.
