Thompson Thrift Breaks Ground on 300-Unit The Highline Multifamily Community in Nampa, Idaho

NAMPA, Idaho — Thompson Thrift has begun construction on The Highline, a 300-unit multifamily community in Nampa, Idaho, the company announced Sept. 30. The development is situated within East Ranch, a master-planned mixed-use community, and is expected to welcome its first residents in early 2028.
The project marks Thompson Thrift's second multifamily development in Nampa and expands the firm's footprint in the Boise metropolitan area. The Highline will be capitalized with equity from the Thompson Thrift 2026 Multifamily Development, LP.
Project Details and Amenities
The Highline will offer one-, two- and three-bedroom apartment homes with private entrances averaging approximately 1,100 square feet, for an estimated 330,000 rentable square feet across the community. Interior finishes will include quartz countertops, stainless-steel appliances, designer fixtures, hardwood-style flooring, full-size washers and dryers, walk-in closets and smart-home technology. Detached garages and patio, balcony and private yard options will also be available.
The community's amenity package will include a 24-hour fitness center, a heated swimming pool and lap pool, courtyards, fire pits, grilling areas, outdoor games and a pickleball court. Residents will also have access to a 24-hour social hub with billiards and shuffleboard, focus rooms, conference space, bike storage, two dog parks and a pet spa.
The Highline's name draws from elevated rail lines and Idaho's expansive horizon, and is intended to complement the community's gabled rooflines and architectural profile.
Location and Connectivity
The Highline is positioned less than one mile from Interstate 84, providing direct access to the Treasure Valley's primary east-west corridor and connectivity throughout the Boise metropolitan statistical area. East Ranch is planned to include a blend of single-family homes and flex industrial space with integrated retail, creating a mixed-use environment around the apartment community.
The location provides access to several regional employers, including J.R. Simplot, St. Luke's Nampa, Saltzer, Plexus, St. Alphonsus and the College of Western Idaho. The broader Boise metro is anchored by HP, Boise State University, Albertsons and Micron, whose planned $50 billion expansion is projected to add approximately 2,000 direct jobs and 15,000 indirect jobs in Boise.
"Nampa continues to distinguish itself as one of the most compelling markets in the Boise metro, supported by sustained population growth, expanding employment opportunities and strong regional connectivity," said Bo Chapman, SVP at Thompson Thrift Residential. "The Highline's location within East Ranch positions the community to benefit from these strong fundamentals and meet the continued demand we're seeing across the Treasure Valley."
Thompson Thrift's Growing Idaho Presence
The Highline follows Thompson Thrift's completion of The Logan, a 264-unit Class A multifamily community located approximately one mile away in Nampa. The Logan, the firm's first Idaho development, welcomed its first residents in November 2025 and completed construction in June 2026. Together, the two communities give Thompson Thrift 564 apartments in Nampa.
"The Highline reflects our continued commitment to thoughtful growth in markets with strong long-term fundamentals," said Josh Purvis, Managing Partner of Thompson Thrift Residential. "As we expand our presence in the Boise area, we remain focused on creating high-quality communities that serve residents and positively impact the surrounding neighborhood."
Since its founding, Thompson Thrift has invested more than $7.3 billion into local communities nationwide, with operations spanning development, construction, leasing and management.
Boise-Nampa Market Conditions
The Boise multifamily market has shown signs of stabilization heading into the project's construction window. Occupancy in the Boise market stood at 94.9% in the second quarter of 2026, with average rent of $1,636, annual rent growth of 4.2% and trailing four-quarter absorption of 2,374 units. The active construction pipeline contracted to approximately 927 units, or 2.1% of existing inventory, with Nampa reporting no active construction in some tracked data sets during that period.
Separate market data from the first quarter of 2026 showed a stabilized vacancy rate of 5.4% across the Boise market, with average effective rent of $1,701, up 3.2% year over year, and 885 units of year-to-date net absorption. In Nampa specifically, the same data showed 1,395 existing units, 5.9% vacancy, 110 units of year-to-date absorption and average rent of $1,540.
With The Highline targeting a 2028 delivery, the project is positioned to enter the market after the current inventory wave is largely absorbed and with a substantially reduced forward pipeline of competing supply.
