WS Development has acquired Tice's Corner, a 120,000-square-foot open-air shopping center at the intersection of Chestnut Ridge Road and Tice Boulevard in Woodcliff Lake, New Jersey, the firm announced Oct. 30.

The Massachusetts-based developer said it plans to build on the center's existing mix of national users while adding in-demand brands and local businesses across retail, beauty, wellness and dining. Future plans also include art displays, events, outdoor gathering spaces and other activations and enhancements, according to the company.

Tice's Corner Acquisition Details

Tice's Corner is located at 441 Chestnut Ridge Road in Bergen County, roughly 30 minutes from Manhattan. The center opened in 2001 as an open-air specialty retail center and has 28 stores and restaurants spanning fashion, beauty, home, technology and dining.

Tenants include Apple, Anthropologie, J.Crew, Free People, Madewell, Athleta, Bluemercury and Ethan Allen, among others. Nic & Zoe, Bareburger and Ruby & Jenna also operate at the property. A leasing flyer lists a 4,923-square-foot space expected to become available in 2026 at $65 per square foot, plus $16.50 per square foot in additional charges.

Site History Dates to 1808

WS Development noted that Tice's Corner carries forward the legacy of Tice's Farms, a local landmark dating to 1808 that was known throughout Bergen County for its apples, cider, pumpkins and autumn traditions. The former farm site was transformed into the shopping center that opened in 2001.

"Tice's Corner has been part of this community's story for well over two centuries, first as Tice's Farms and now as one of Bergen County's most beloved gathering places," said Eric Smookler, vice chairman and co-chief investment officer of WS Development. "We're honored to carry that story forward and excited to bring new energy to a destination that already means so much to the people who call this community home."

WS Development's Retail Portfolio

Founded in 1990, WS Development has more than 100 properties spanning urban neighborhoods and lifestyle centers, according to a news release, and a portfolio of more than 25 million square feet. Properties include MarketStreet in Lynnfield, Massachusetts; Hyde Park Village in Tampa, Florida; Stuyvesant Plaza in Albany, New York; and Montgomery Village in Santa Rosa, California. WS Development acquired Montgomery Village in 2021 for $93 million.

The firm has been active in other markets. In 2025, it acquired the approximately 200,000-square-foot Breton Village shopping center in Grand Rapids, Michigan, with Barings. WS Development has also been adding tenants at Plaza del Lago, a 100,000-square-foot center in Wilmette, Illinois, and at Station Twelve, an open-air center near Buffalo, New York. Leasing announcements for Station Twelve cite brands including Williams Sonoma, Pottery Barn, Anthropologie, Alo Yoga, Solidcore, Free People and Just Salad.

Strategy and Outlook

The Tice's Corner purchase adds a suburban New York-area asset with an established national-brand roster to WS Development's platform. The firm's stated plans center on tenant additions, integration of local businesses and experiential programming rather than an expansion of the physical footprint.

That approach is consistent with the tenant mix WS Development has pursued elsewhere in its portfolio, which emphasizes fashion, beauty, wellness, food and beverage, and experiential concepts in open-air settings.
