SAN FRANCISCO — Hamilton Zanze, a San Francisco-based multifamily real estate investment firm, announced Oct. 29 that it has sponsored the acquisition of Vital at Springbrook, a 300-unit, Class A garden-style community in Alcoa, Tennessee, within the Knoxville metro area. The acquisition closed Oct. 27, 2026.

Mission Rock Residential, an affiliate of Hamilton Zanze, has assumed management of the community. The transaction represents Hamilton Zanze's fourth sponsored acquisition of 2026.

Hamilton Zanze Enters the Knoxville Market

Vital at Springbrook is the firm's first investment in the Knoxville metropolitan statistical area. David Nelson, president and chief investment officer at Hamilton Zanze, said the market had been under observation as the firm grew its Tennessee portfolio.

"Vital at Springbrook marks our first investment in the Knoxville MSA, a market we've been watching closely as we've grown our Tennessee portfolio," Nelson said. "Alcoa offers a deep employment base, highly rated schools and limited new supply, and the continued build-out of the surrounding master-planned community is bringing new retail and employment directly to the property's doorstep. With 14 other communities already across Nashville, Clarksville and Chattanooga, Knoxville is a natural next step, and we look forward to growing our presence here."

Vital at Springbrook will be operated alongside Hamilton Zanze's 14 other Tennessee communities, which total 3,451 units. With the addition of the Alcoa property, the firm's Tennessee platform comprises 15 communities and 3,751 units. The community will share regional vendors and staff with the company's Chattanooga and Nashville properties.

Property Details: 300 Units in Springbrook Farms

Vital at Springbrook is located at 1607 Centennial Park Blvd. in the Maryville-Alcoa submarket of Blount County. The property sits on 9.75 acres within Springbrook Farms, a master-planned, mixed-use development. Completed in 2024, it is the only elevator-served community with air-conditioned corridors in the Maryville/Alcoa submarket, according to the firm.

The community offers studio, one- and two-bedroom homes across 25 floor plans. Units range from 570 to 1,375 square feet and average 846 square feet.

Homes feature granite countertops, stainless-steel appliances, white Shaker-style cabinetry, kitchen islands, wood-style plank flooring, full-size washers and dryers, walk-in closets and private balconies or patios. Community amenities include:

  • A resort-style pool with cabanas and grilling stations
  • An 8,700-square-foot clubhouse with a lounge, coffee bar and billiards
  • A fitness center
  • A golf simulator
  • Dog and car wash stations

Alcoa and Maryville serve as a gateway to Great Smoky Mountains National Park, the most visited national park in the United States. Fort Loudoun Lake, the Maryville-Alcoa Greenway and downtown Knoxville's Market Square district are also nearby.

Knoxville Apartment Market Context

The acquisition comes as Knoxville absorbs a substantial amount of new apartment supply. One market report put second-quarter vacancy at 8.7%, with average asking rent at $1,509 per month and year-over-year rent growth of negative 0.4%. Roughly 2,980 units were under construction, and 380 units were delivered during the quarter.

A separate third-quarter estimate counted 51,688 units across about 315 properties with at least 50 units. The market delivered 1,768 units over the prior 12 months against 1,925 units of absorption, with vacancy at 7.8%. Vacancy in the newer 4- and 5-star segment was higher, at 10.3%.

Yardi Matrix reported that stabilized occupancy fell 150 basis points year over year to 94.4% in June. It also reported 3,641 units under construction through July, while apartment starts were down 53.5% from the same period in 2025.

On the investment side, second-quarter Knoxville apartment sales averaged approximately $187,000 per unit, with an average market cap rate of 6.2%. Indicative cap rates for Class A properties in October 2026 were approximately 4.75% for suburban assets and 4.70% for luxury-metro assets. Those figures reflect market benchmarks across asset classes and locations and are not specific to Vital at Springbrook.

Hamilton Zanze Portfolio and Strategy

Hamilton Zanze reported approximately $140 million of acquisitions in the first half of 2026, a pace the firm described as slower than anticipated. The firm was founded in 2001 and, together with its affiliates, has completed $14.8 billion in total multifamily transaction volume. Its portfolio currently includes 87 ventures and 24,936 units across 29 markets nationwide.

The Alcoa purchase adds a new metropolitan area to an existing regional operating platform in Tennessee, where the firm already holds communities in Nashville, Clarksville and Chattanooga.
