Link Logistics Acquires 230,530-SF Industrial Property in Atlanta's Northeast I-85 Corridor from High Street Logistics Properties

Link Logistics has acquired a 230,530-square-foot industrial property at 460 Horizon Drive in Suwanee, Georgia, from a fund sponsored by High Street Logistics Properties, the company announced Sept. 3, 2026. JLL represented the seller in the transaction, which adds distribution-grade square footage to Link's existing Atlanta portfolio along the Northeast I-85 corridor.

Property Details and Asset Profile

The property sits on approximately 18.5 acres in Suwanee, Georgia, and was built in 2003. Zoned M-1 Light Industrial, the masonry building is configured to accommodate up to three tenants and carries roughly 2,400 amps of electrical service. Marketing materials from High Street described the building as demised for two tenants, with a suite of approximately 77,598 square feet — comprising around 68,172 square feet of warehouse space and 9,426 square feet of office — available at the time of marketing. The property was partially leased at the time of sale, with Link underwriting remaining vacancy as lease-up upside.

High Street Logistics Properties acquired the asset in August 2024, financed in part by an $18.3 million acquisition loan from Byline Bank's Commercial Real Estate Group.

Link Logistics Expands Atlanta Footprint

The acquisition adds to a substantial Atlanta presence for Link Logistics, which owns and operates nearly 250 industrial properties totaling approximately 39 million square feet across the market. Nationally, the firm's portfolio spans roughly 500 million square feet across approximately 3,000 properties in the United States.

Nicholas Brady, managing director, Investments, Link Logistics, pointed to Atlanta's broader infrastructure as a driver of sustained industrial demand. "Atlanta's access to major interstates, Hartsfield-Jackson Airport and the Port of Savannah continues to support strong industrial demand across the market," Brady said. "Adding 460 Horizon Drive brings well-located square footage to our Northeast Atlanta portfolio, strengthening our ability to serve customers across the region."

Northeast I-85 Corridor: Atlanta's Top-Performing Industrial Submarket

The Northeast I-85 corridor, which runs through Gwinnett County communities including Suwanee, has emerged as metro Atlanta's tightest industrial submarket. Vacancy along the corridor sits below 7 percent, the lowest reading in the metro area. The submarket recorded net absorption of 3.4 million square feet in the first quarter of 2026 and has cleared the 1 million square foot quarterly absorption threshold in four of the last five quarters. Asking rents for Class A product along the corridor range from approximately $10 to $12 per square foot on a triple-net basis, with premium last-mile locations in Gwinnett County commanding the upper end of that range or higher.

The corridor's performance reflects Atlanta's role as a regional distribution hub, with direct access to Interstate 85, Hartsfield-Jackson Atlanta International Airport and the Port of Savannah — factors Link Logistics cited explicitly in its announcement as underpinning long-term demand.

Transaction Background

High Street Logistics Properties sold the asset through a fund it sponsors. JLL handled the disposition on behalf of the seller. Link Logistics, established by Blackstone in 2019, focuses on last-mile industrial real estate and warehouse properties across major U.S. markets.

The Suwanee acquisition is consistent with Link's stated strategy of adding scale in established logistics corridors where it already maintains operating infrastructure and customer relationships. With nearly 250 properties already in Atlanta, the addition of 460 Horizon Drive is incremental to an existing platform rather than a new market entry.
