Project Details and Building Program
The development delivers approximately 7,104 square meters of lettable residential space across 131 apartments, with unit sizes ranging from one to four rooms plus kitchen. The scheme also includes a 72-square-meter ground-floor commercial unit and a garage. The implied average unit size of roughly 54 to 55 square meters positions the project toward a broad renter demographic.
The building is targeting Miljöbyggnad Silver certification and energy class B, placing it in the better-performing segment of Swedish residential stock by energy efficiency standards. The design is described as classical urban architecture with an emphasis on inclusive living environments. Kaminsky Architecture is serving as the project architect, and Swedish contractor NEXCON has been appointed as general contractor. Law firm Roschier advised Niam on the transaction.
Construction began in June 2026, with first occupancy targeted for summer 2028.
