Peakside Capital Signs 20-Year Lease with Textile Services Provider for 60,000-Square-Meter Warehouse in Mülheim-Kärlich

Peakside Capital has signed a 20-year lease agreement with a major German textile services provider for a warehouse and services property under development in Mülheim-Kärlich, near Koblenz, Germany, the firm announced Aug. 25. The deal fully pre-lets the building ahead of a construction start later this year and a targeted handover in spring 2028.

Deal Structure and Property Details

The property, which forms part of Peakside Capital's PREF IV fund, will span more than 60,000 square meters of leasable space on a plot of approximately 110,000 square meters owned by Peakside. The building is designed to accommodate 76,000 Euro pallet spaces and 140,000 small-box storage positions, along with modern services and office areas and parking facilities. The lease carries a 20-year term with further extension options, and the building will be let in its entirety to the single tenant.

BNP Paribas, Immolox, and Colliers acted as leasing advisers on the transaction. Legal counsel to Peakside Capital was provided by HauckSchuchardt, while the tenant received in-house legal advice. Goldbeck has been appointed as main contractor, and KUA DC Solutions, part of Arcadis, as lead architect.

Rent and other financial terms were not disclosed.

Location and Logistics Advantages

The Mülheim-Kärlich site sits at the intersection of the A3, A48, and A61 motorways, positioning it between the Rhine-Main and Rhine-Ruhr distribution corridors. The location also offers rail access and proximity to an inland port.

The handover of the building to the tenant is scheduled for 2028."

ESG Design and Sustainability Targets

Peakside Capital said the building will be constructed in accordance with current ESG guidelines, with the firm targeting DGNB Gold certification. Planned sustainability features include a photovoltaic system, a green roof, rainwater management facilities, electric vehicle charging infrastructure, and heat pumps. The building is designed to be as energy self-sufficient as possible.

"To this end, it will be equipped with, amongst other things, a photovoltaic system, a green roof, rainwater management facilities, charging infrastructure and heat pumps. Market Context

The pre-let comes as Germany's logistics market continues to show tight supply conditions. The country's big-box vacancy rate fell to 4.7% in early 2026, while prime rents in top markets rose 4.1% year on year to €9.21 per square meter. Logistics service providers accounted for 44% of total take-up in Germany in the second quarter of 2026, reflecting continued occupier demand for large, efficient facilities. German warehouse and logistics take-up in the first half of 2026 was 16% above the prior-year period, with prime rents largely stable quarter on quarter across most regions.

By securing a 20-year pre-let before breaking ground, Peakside Capital converts the Mülheim-Kärlich development site into a long-duration income asset within its PREF IV fund at a time when pre-leased, ESG-compliant logistics properties have drawn sustained institutional interest.
