SAMAZAN, France — Scannell Properties announced the development of a 13,771-square-meter built-to-suit logistics facility in Samazan, located within the Marmande Sud business park in the Lot-et-Garonne region of France. The project is designed for a major French retail group and supported by Val de Garonne Agglomération.

Industrial Real Estate Development in Strategic Location

The facility is situated 1.6 kilometers from the Marmande toll on the A62 motorway, providing access to Bordeaux and Toulouse. According to Scannell Properties, the site was chosen for its central position within the client’s logistics network to help shorten transport routes between production sites and retail outlets.

Project Design and Sustainability Features

The logistics hub will occupy a 4.9-hectare site and include 10,088 square meters of temperature-controlled space and 1,049 square meters of office and welfare areas. The structure will feature a column-free steel frame with a 58-meter clear span to enhance operational flexibility. Scannell Properties stated that the building will incorporate energy-efficient and environmental features, including enhanced thermal insulation, photovoltaic panels covering more than half of the operator’s energy needs, and an industrial refrigeration system using natural refrigerant R290 (propane).

Local Support and Economic Development

Hugues Desbarrières, deputy general manager of Scannell Properties France, said the project meets the client’s operational and environmental requirements. “This location, in close proximity to their fruit and vegetable producers as well as their stores, will enable them to optimise distribution times, guarantee product freshness, and reduce the carbon footprint of their logistics chain,” Desbarrières said.

Jacques Bilirit, president of Val de Garonne Agglomération, noted that the Marmande Sud business park continues to attract new investment due to its strategic location and ties to local industries such as agri-food, transport, and logistics. He added that the development aligns with the region’s ‘Transitions 2030’ economic roadmap focused on sustainability.

Broader Context in Real Estate Development

The Samazan project reflects Scannell Properties’ ongoing activity in industrial real estate development across Europe. The company specializes in built-to-suit logistics and distribution facilities for clients in sectors such as retail and industry.
