Telford Living Files Planning Application for 520-Bed Student Housing Development in Bethnal Green
Telford Living, the UK residential development arm of Trammell Crow Company, has filed a planning application with the London Borough of Tower Hamlets for a 520-bed purpose-built student accommodation development in Bethnal Green, east London, the firm announced Feb. 19, 2026.
The proposed scheme would redevelop the current LEB Building site on Cambridge Heath Road — a 0.9-acre brownfield parcel — into a mixed-use building featuring cluster rooms, studios, student-focused amenity spaces, and ground-floor community and affordable retail space.
Project Details and Design
Designed by AHMM Architects, the development is positioned approximately 100 meters from Bethnal Green Underground station and within walking distance of Queen Mary University of London campuses. The ground-floor retail and community components were shaped through pre-application engagement with local stakeholders, according to the firm.
Telford Living said the plans were developed following extensive pre-application engagement with both the London Borough of Tower Hamlets and the Greater London Authority.
"There is a well-evidenced need for dedicated student accommodation in this area of Tower Hamlets, which is particularly close to major universities and transport connections," said Alex Taylor, Senior Vice President of Development Investment at Trammell Crow Company and Head of Telford Living. "Our plans for 520 high-quality PBSA units will directly address this demand while delivering a thoughtfully designed building that integrates positively with the surrounding area and brings wider regeneration benefits to the local community."

Telford Living cited the need to help address the ongoing undersupply of purpose-built student accommodation in the borough and to relieve pressure on the wider private rented sector in Tower Hamlets as key rationales for the development.
Brownfield Regeneration and Planning Context
The Bethnal Green site represents a brownfield redevelopment opportunity in a high-demand urban location. Telford Living described the project as consistent with its broader strategy of advancing the regeneration of underused sites through challenging market conditions.
The planning application is now pending review by the London Borough of Tower Hamlets. No financial terms or construction timeline were disclosed.
