Vistry and Sage Homes Launch 226-Home Kings Brook Development in Conisbrough

Vistry has received full planning approval from Doncaster Council to deliver 226 homes at Kings Brook, a mixed-tenure development on former agricultural land off Old Road in Conisbrough, South Yorkshire. The scheme, delivered in partnership with Sage Homes, broke ground in spring 2026 and is expected to complete in 2028.

Project Scale and Housing Mix

Kings Brook will deliver 226 homes across a roughly 22-acre site situated between Doncaster and Rotherham. The development includes 109 affordable homes forward-sold to Sage Homes, England's largest provider of newly built affordable homes, and 117 private homes to be marketed under Vistry's Linden Homes brand. The first private homes were released for sale on Aug. 8, 2026.

The scheme features 16 house types, offering two-, three- and four-bedroom homes built using a blend of traditional masonry and timber frame construction. The development is designed to serve first-time buyers, growing families and downsizers.

Planning History and Approval

The Kings Brook approval follows a protracted planning process. A prior application for housing on the site was submitted in 2021 and refused by Doncaster Council in 2023, with the council at that time indicating a maximum of 200 homes would be appropriate and raising concerns over traffic, local facilities and flood risk. Vistry resubmitted an application in 2024, supported by planning consultancy ID Planning, and secured full planning permission for the 226-home scheme in April 2026.

The council's shift from refusal to approval of a larger scheme reflects pressing local housing demand and Vistry's ability to address prior concerns around infrastructure and flood risk in its revised submission.

Sustainability and Amenity Features

All 226 homes at Kings Brook will be equipped with photovoltaic solar panels and electric vehicle charging points as standard. The development will also include extensive public open space and landscaping throughout the site, along with pocket parks, play areas, and pedestrian and cycle links.

The site's location provides access to the A1(M), M18 and the wider motorway network, positioning the development between Doncaster and Rotherham with commuter-oriented transport connections.

Kings Brook is consistent with Vistry's broader partner-funded, mixed-tenure model, in which a significant share of units in each development are forward-sold to affordable housing providers such as Sage Homes, allowing the company to maintain construction volumes in regional markets where private for-sale demand alone may not support full schemes.
