Thompson Thrift has broken ground on Avira at Silver Comet Trail, a 319-unit luxury multifamily community in Powder Springs, Georgia, the company announced August 24, 2026. The development, situated at the southeast corner of Highway 278 and Isley Stamper Road in the Atlanta suburb, is expected to begin welcoming residents in October 2027.

Project Overview and Site Details

Avira at Silver Comet Trail will deliver one-, two-, and three-bedroom apartment homes across three- and four-story buildings. The site sits adjacent to the Silver Comet Trail, a 61.5-mile multi-use trail spanning Cobb, Paulding, and Polk counties that accommodates walking, running, and cycling. The location also provides access to downtown Powder Springs, major retail destinations, healthcare providers, and employment centers throughout the Atlanta metropolitan area.

Residences will feature quartz countertops, stainless-steel appliances, tile backsplashes, hardwood-style flooring, full-size washers and dryers, large walk-in closets, smart-home technology, and private patio, balcony, and yard options.

The community's amenity package includes direct walk and bike access to the Silver Comet Trail, a resort-style swimming pool, fitness center, courtyards, a pickleball court, dog park, and pet spa. Outdoor features will also include a basketball court and a nature-inspired children's play area. Interior social spaces will include coworking focus suites, billiards, shuffleboard, and grilling areas.

Capital Structure

The development will be capitalized with equity from the Thompson Thrift 2026 Multifamily Development, LP, a multi-project fund designed to finance a portfolio of ground-up Class A multifamily communities across the United States. The 2026 fund has secured approximately $222 million in commitments and is structured to support seven Class A developments across multiple states, including Georgia, Idaho, Nevada, South Carolina, Indiana, and Tennessee, with a target raise of approximately $230 million. Debt structure and permanent financing details for the Powder Springs project have not been disclosed.

Josh Purvis, Managing Partner of Thompson Thrift Residential, cited the project's trail access and regional connectivity as central to its appeal. Jesse Houghtalen, SVP of Development at Thompson Thrift, pointed to Powder Springs' underlying market fundamentals as a key driver of the site selection. "Powder Springs continues to demonstrate the strong fundamentals we seek when selecting new development opportunities," Houghtalen said. "Steady population growth, expanding employment opportunities, and convenient regional connectivity make this an outstanding market to deliver a community that will serve residents for years to come."

Employment Access and Market Context

The Powder Springs location offers proximity to several major employment nodes in northwest Atlanta, including the Westside Logistics and E-Commerce Industrial Corridor, which supports more than 28,000 jobs, as well as Wellstar Paulding Medical Center and Wellstar Cobb Medical Center.

Avira at Silver Comet Trail is part of a broader suburban multifamily pipeline for Thompson Thrift. Since establishing its dedicated multifamily unit in 2008, the firm has developed more than 90 residential communities across more than 23 states, totaling over 27,000 units, and has deployed more than $1.76 billion in equity capital from partners. Recent projects in the Atlanta area include Lineage in Dacula, a 300-unit Class A community expected to open in April 2028, and Wrenly in Newnan, a 214-unit luxury community targeting April 2027 move-ins.
