Extell Development Company has opened Canopy Deer Valley, a 180-room lifestyle hotel situated at 2288 West Deer Hollow Road in Park City, Utah, marking Canopy Hotels' first property in the state and one of the earliest hospitality openings within Deer Valley Resort's East Village expansion.

The hotel, which operates under Hilton's Canopy Hotels brand, sits at the base of Deer Valley Resort, steps from the Jordanelle Express Gondola and approximately 40 minutes from Salt Lake City International Airport. Its opening represents a concrete early milestone in Deer Valley East Village, a multi-phase master-planned development that, upon completion, is programmed to include more than 800 hotel rooms, nearly 1,700 residential units, roughly 250,000 square feet of retail and commercial space, and 68,000 square feet of dedicated recreation space.

Design and Architecture

Interiors were designed by DLR Group | BraytonHughes, drawing from Park City's mining history and the natural character of Deer Valley. The design employs industrial materials, warm wood finishes, and layered textures throughout public spaces, while the building's exterior combines locally sourced stone with thermally modified wood. Public areas are oriented around gathering, with lobby seating, fireplace settings, and spaces designed for use by both hotel guests and the surrounding community.

Each of the 180 guest rooms incorporates natural materials and custom furnishings. Large windows frame views of Deer Valley Resort and the Jordanelle Reservoir. Design details include signature Canopy headboards referencing performance outdoor gear and custom rugs inspired by ski tracks, alongside flexible storage intended to accommodate outdoor equipment.

Four Original Dining Concepts

The hotel introduces four distinct food and beverage concepts. The culinary program is led by Executive Chef Scott Rackliff, whose background includes time at Eleven Madison Park and Daniel Boulud's Dinex Group in New York City. Rackliff's approach centers on elevated comfort food sourced from regional producers including PaMaw's Organic Farm and Wasatch Meats.

Tavolona is the hotel's signature Italian trattoria, serving breakfast, lunch, and dinner with a focus on ingredient-driven cuisine. Fornetto, adjacent to Tavolona, is a lounge concept featuring antipasti, cicchetti, pizza, local brews, and cocktails. Mountain Provisions serves locally sourced coffee from Park City Coffee Roasters alongside grab-and-go fare and curated provisions throughout the day. Alpine Attic, a rooftop lounge, offers sweeping mountain views and draws on local Utah purveyors including High West Distillery and Alpine Distilling.

Positioning Within Deer Valley East Village

Canopy Deer Valley is positioned as a lifestyle-oriented complement to larger, convention-scale product within the East Village master plan. The Grand Hyatt Deer Valley, another planned asset within the development, is programmed with 381 to 387 hotel rooms, 40 to 55 private residences, and significant conference and event space, with operations targeted around the 2024/2025 ski season.

Within that context, Canopy Deer Valley functions as an anchor lifestyle component in an institutional-scale master plan, aimed at guests seeking a design-forward mountain lodge experience and high food and beverage engagement. The property's year-round programming — including summer access to Park City's outdoor recreation, dining, and cultural attractions — reflects a strategy to reduce reliance on purely seasonal ski demand.

Canopy Deer Valley is part of the Hilton Honors loyalty program. Members who book directly through Hilton channels receive access to member discounts, free standard Wi-Fi, and Digital Key access through the Hilton Honors mobile app. Rooms start at $200 per night.
